Perhaps the most important metric for determining the best time to list your home is the median sales price of homes sold each month. During ten of the past fourteen years, May or June represented the month with the highest sales prices. These homes closed in May or June, so they likely went
under contract April or May.

ACtive Listings
Another reason April and May represent a good time to go on the market is because inventory still hasn’t reached its peak, so there is less competition than if you wait until June or July.
Inventory typically peaks sometime between July and September.

Pending Listings
One final reason April and May are the best time to go on the market, is because the highest number of homes went under contract during the month of May nine of the last fourteen years (April was the highest during two of the remaining five years).

Timing a market is an inexact science but, by looking at historical trends, it’s not too difficult to make a fairly accurate educated guess. If you don’t have other motivating factors that influence your timing, the best months to list your house are April and May. If you want to get a jump on the market, starting in March will allow you to price your home more aggressively while competition is at its lowest. If the timing just doesn’t work for you, June and July will still net you near season high prices and allow you to sell before the market cools.
