An introduction to Down Payment Assistance programs
Prior to the great recession and the housing crash in 2007, $0 down home loans were readily available. With tighter lending restrictions during and after the crash, the only no money down mortgage option was a VA loan. Today, down payment assistance programs are back. Several of the most popular programs in Colorado are offered by CHFA (Colorado Housing and Finance Authority). Currently, my favorite down payment assistance program is offered by preferred lender through Metro DPA. The Metro DPA (Metro Down Payment Assistance) is available for homes purchased throughout much of the Denver metro area. This down payment assistance program features a 6% 2nd lien for down payment and closing costs which is completely forgiven after 3 years (free money).
