How I prepare a CMA or home Appraisal Estimate

Comparable Properties – The best indicator of how much your home should sell for is how much homes similar to yours have recently sold for. I look at recent sales, active listings and pending sales then make adjustments by adding or subtracting value based on condition, features and location.

Looking at Market Trends – Our market is very cyclical and fairly predictable. I look at past market trends throughout the metro area and in smaller areas such as cities, neighborhoods and subdivisions to make an educated guess on where the market is going. If it looks like the market is going to increase in price, then we can price a little more aggressively than if the market is moving towards a downward cycle.
