How to Buy Your New Home Before Selling Your Current One
A constant struggle for homeowners who want to move is, how to navigate buying your next home while selling your current one …

When you’re ready to take the first step in selling your Metro Denver home, click below to schedule a Listing Interview Meeting. I’m excited to share my full marketing plan with you! While I can’t reveal the entire plan here, here’s a sneak peek at how I successfully sell homes quickly and for top dollar.
Matterport virtual tours serve as ‘always open’ open houses, astonishing prospective buyers with the 3D Showcase—an immersive online 3D experience that offers buyers a true sense of what your property feels like before they ever see it in person. This is, by far, the most exciting new technology I’m using to market and sell homes in the Denver area.
Did you know that 95% of home buyers utilize the internet during their home search, and 55% of buyers ultimately purchase a home they initially discovered online? Here’s another interesting tidbit: potential buyers spend 5 to 10 times longer on listings that feature a virtual tour compared to those without one.
This video was modified from my walkthrough video tour of the home. It was specifically geared toward people who work at or frequently visit DIA.
Some real estate agents view having a listing near the airport as a negative. Not me—I see it as a new marketing opportunity!
Several Reasons I Include Video in my Marketing Plan

Statista reports that 77% of Americans have a social media profile. Coupled with the fact that 55% of Denver home buyers discover their homes online, leveraging social media for home advertising is a must. However, I don’t merely post your property on social media. I craft marketing ads that appear on users’ Instagram and Facebook feeds, targeted based on their interests, browsing habits, occupation, geographic area, hobbies, and more. Beyond paid advertising, I belong and post to over 100 metro Denver Facebook groups, ranging from neighborhood-specific groups to real estate-focused ones, including coming soon listings, real estate watch lists, and exclusive groups for real estate agents. This dual approach not only makes your house famous but ensures it captures the attention of the ideal audience.
Not all home marketing should be left to shiny new technology. Age-old proven strategies still work and remain integral parts of my marketing plan. I organize open house extravaganzas to create a buzz throughout your neighborhood. Some agents argue that open houses don’t work, but that’s simply because they’re not executing them correctly. I also let neighbors know about your home with a QR code on your sign and by sending just-listed postcards or featuring your home in one of my neighborhood publications.

Why is it important for your neighbors to know about your house? There’s a good chance that the person who buys your house might already live in the area or have a friend or relative living in or near your community.
