What is a coming soon listing, and is it a good strategy when you’re getting ready to sell your home?

For many sellers, the answer is yes. A coming soon listing allows your home to be marketed before it’s officially available for showings. When it’s used the right way, it can build interest, give you more time to prepare, and help create a stronger launch once your home goes active.

I use this strategy for most of my listings because it gives sellers an opportunity to build momentum before the first buyer ever walks through the front door.

What Is a Coming Soon Listing?

A coming soon listing is exactly what it sounds like. Your home is listed in the MLS and marketed online, but buyers aren’t able to schedule showings yet.

Instead of waiting until every detail is finished, you can begin introducing your home to the market while you complete the final preparations. That might include finishing touch-up work, professional photography, staging, or getting everything ready for the first weekend of showings.

Why I Like Using Coming Soon Listings

One of the biggest advantages is increased exposure.

During the coming soon period, buyers and real estate agents can see that your home is about to hit the market. Many buyers who have saved searches receive a notification when the property is first listed as coming soon. Then, when the home officially becomes active, they often receive another notification.

That second wave of exposure helps put your home back in front of buyers who may have overlooked it the first time.

It also creates curiosity. Buyers begin watching for the launch, and neighbors often start talking about the upcoming listing. When showings finally begin, there can already be interest waiting.

The Limitations of a Coming Soon Listing
